Pocket listings are those listings offered for sale outside of the MLS system. Pocket listings will often receive less exposure than those homes offered publicly, however, this is not always the case. With a savvy marketing approach a home can receive widespread coverage through various media outlets.

The advantages of an off-market listing to a buyer are privacy and avoiding bidding wars with other buyers that drive up prices. The disadvantageous of pocket listings when it comes to buyers is the difficulty in finding all available options for sale.

Among the advantages of a pocket listing for a seller are privacy, a less intrusive selling process, and increased negotiating power due to days not being public knowledge. The disadvantage of off-market listings to sellers is decreased exposure to buyers who rely on the MLS as the sole source of their real estate search.
